How we brought a €33 million chalet to life – before it was even built
Mountainments THREE is a chalet of superlatives: over 1,400 square meters of total space, 6 bedrooms, a 17-meter indoor pool, home cinema, wine cellar and an unobstructed panoramic view over Kitzbühel to the Wilder Kaiser mountains. The asking price: 33 million euros.
For the international marketing of this luxury project, the Domus Vivendi Group commissioned gmsvision to create a comprehensive visual experience – from photorealistic 3D renderings and a cinematic animation film to an interactive 360-degree walkthrough with VR and AR elements.
In this case study, we show how we accompanied the project over approximately six months – and what role architectural visualization plays in marketing a luxury property of this caliber.

The Challenge
How do you visualize a chalet that doesn't exist yet – and that will cost 33 million euros?
The Domus Vivendi Group has been developing premium properties across Europe for over 40 years. For Mountainments THREE – the third chapter of the successful Mountainments series after ONE and TWO – the developer needed visual content that conveys the exclusive character of the project: for exposés, website, investor presentations and international marketing. The core requirement: potential buyers should be able to experience the chalet realistically before construction begins – with all details, materials and lighting moods.

Our Approach
gmsvision developed a holistic visualization concept that went far beyond individual renderings:
Photorealistic 3D Renderings – Exterior and interior views with precise depiction of wood, natural stone, glass and alpine landscape. Every perspective was tailored specifically for marketing and sales.
3D Animation Film – A cinematic walkthrough of the entire chalet: from the entrance area through the generous living spaces, the spa area with 17-meter pool to the wine cellar and home cinema.
Interactive 360-Degree Walkthrough – Users can digitally explore the chalet, enter different rooms and experience lighting moods – in the browser or with VR headset.
Virtual Reality & Augmented Reality – For on-site presentations at the building plot: prospects could virtually walk through the chalet during the construction phase.
Cinemagraphs – Subtle motion effects in selected renderings that create atmosphere and liveliness.

The Creative Process
Over a period of approximately six months, our team worked closely with the Domus Vivendi Group. The process began with a detailed analysis of architectural plans, material concepts and reference images. Particular emphasis was placed on the authentic representation of alpine materials – reclaimed wood, natural stone, craftsmanship details – combined with contemporary design language.
For the lighting moods, we developed various scenarios: warm evening illumination, snowy winter landscapes with exterior lighting, and bright daylight scenes with mountain panorama. Every rendering went through multiple feedback loops with the client to perfect materials, perspectives and atmosphere.

The result is a comprehensive visual experience that harmoniously connects architecture, location and lifestyle at the highest level:
